Types of Apartments

Studio
A studio apartment in Manhattan consists of one room with a private bathroom. A studio can either have a separate kitchen or a half kitchen located in the main room of the apartment. A studio is sometimes referred to a "straight studio" or a 2 room apartment.

Alcove Studio
The alcove studio apartment in New York City is often an L-shaped studio offering a nook or alcove for dining or sleeping, usually offering more space than the straight studio.

Junior One Bedroom
The junior one bedroom apartment is one that is large enough to be walled off to make a separate bedroom. The junior one bedroom is also referred to as a convertible studio.

One Bedroom
The one bedroom apartment offers a living room, a bathroom and bedroom but may or may not have a separate kitchen. One bedroom apartments in New York vary in size and layout and are usually referred to as a 3 room apartment.

Junior-4
The junior-4 apartment is a large one bedroom with a dining alcove. The junior-4 can sometimes be converted to a two bedroom or from a 3 room to a 4 room apartment. Sometimes referred to as a flex-2 or convertible 2.

Two Bedroom
The two bedroom apartment offers two separate bedrooms, a living room, a bathroom and a kitchen which can be separate or not. Some two bedrooms have been converted from a one bedroom. True two bedrooms will offer two bathrooms. A wing two bedroom, often found in tenement buildings will have two bedrooms at opposite end of a "railroad" apartment with a small living room or eat in kitchen in the middle.

Three Bedroom
Same as above with an additional bedroom.

Classic Six
A three bedroom, usually in a pre-war building, consisting of two full bedrooms, a maid's room (small bedroom), a formal dining room, a living room and a separate kitchen. Many of these apartments have been divided over the years to make smaller separate units. The Classic Six is rare and very desirable.

Loft
The term "loft" suggests a large open living space. Converted from commercial warehouse or manufacturing use, the loft apartment became popularized by the Soho artist and many of the lofts available are found in this and other former commercial Manhattan neighborhoods. The gentrification of the loft has lead to a more traditional layout of multiple rooms within the space while retaining some of the original loft grandeur and openness. Some loft buildings even offer doorman service these days.

Duplex, Triplex, Quadruplex
These are terms refer to multi-leveled apartments. The duplex is a two level, the triplex a three level and the quadruplex a four level apartment.

Furnished Apartment
Furnished apartments in New York are usually found in Coop or Condo buildings and sublet by an individual owner. A fully furnished apartment comes complete with linens and cutlery. Tenants of furnished apartments usually can enjoy the same building amenities as permanent tenants. Furnished apartments are often available on a short term basis (less than twelve months) and offer an excellent alternative to a hotel.

Maisonette
A ground floor apartment with a private street entrance as well one leading to the lobby of the building. This offers the privacy of a townhouse combined with the convenience of a full service building.
